Central Point in Jackson County in Oregon is off to a busy first quarter for the first quarter sales for 2022. Central Point is next to Medford. There were 103 homes that sold. Prices per square foot were $264 and average days on the market were 18 days. Prices ranged from $200,000 up to $1,395,000.

The first two sales of $200,000 and $240,000 were actually town homes which are sometimes included in the residential home sales. With a town house you actually own the land though it may be small. And financing is easier to obtain than for a condo.

Sold for $265,000 which was full price after 1 day on the market. While this starter home went full price it did not go above the list price. So this can be a small sign of the market slowing slightly. 2 bedroom, 2 bath, 1068 sq ft on a 5227 sq ft. lot.

1023 Brandy Way, Central Point, OR 97502
Sold for $315,000 with a list price of $319,900 after 5 days on the market. 3 bedroom, 2.5 bath, 1431 sq ft. on a 4385 sq ft. lot. Fast sale also at 5 days on the market and just shaved a little off the price. Sometimes this can be due to negotiation in escrow because of needed repairs. 

1858 Northwood Dr, Central Point, OR 97502
Sold for $419,000 with a list price of $407,000 after 5 days on the market. 3 bedroom, 2 bath 1554 sq ft on a 6534 sq ft lot.

565 Eagle Rock, Central Point, OR 97502
Sold for $554,000 with a list price of $539,000 after only 2 days on the market. This is a newer home at North Village at Twin Creeks. HOme is 1875 sq ft and 3 bedroom, 2 bath on a 5663 sq ft lot. You get a lot more for the money which you go into the 500k price range. And this one went for a nice chunk above the list price! 

1985 Raybun Way, Central Point, OR 97502
Closed for $692,000 with a list price of $700,000 after 3 days on the market. This is one of the Bluegrass Downs homes built in 2012. 5 bedrooms, 4 full baths, approx. 4040 sq ft. on a 7841 sq ft lot. Good price but sold for slightly under rather than slightly over as has been the case most often last year. 

8215 Colonial Way, Central Point, OR 97502
Closed for $829,000 which was full price after 6 days on the market. 3 bedroom, 3 full baths, 2085 sq ft on 3.29 acres. When you get into the 800k range the homes are usually on acreage. Full price, fast sale so things are still going fast here.

2225 Old Stage Rd, Central Point, OR 97502
Closed for $1,405,000 with a list price of $1350,000 after 5 days on the market. 3805 sq ft. with 5 bedrooms and 3.5 baths on 2.51 acres. Irrigation which is a big thing in Southern Oregon and raises the value of your property. Someone wanted this beautiful home badly!
