There were 196 home sales in Central Point in the first half of 2020. Prices ranged from a low of $99,900 to a high of $1,125,000 which is quite a price spread. Central Point Oregon Real Estate is quite a hot commodity! The average price per square foot was $195 per. The average days on the market was 49 days. But with this many sales you don't really get a clear picture of the sales market here in this Oregon town. 

$200,000 & Under
Breaking the sales down there were 13 that closed for $200,000 and under. Now some of these include Manufactured homes at The Meadows. These are on good sized lots on decent sized lots. Dues are around $121 per month. Picking one of the Meadows homes at Random as an example -

555 Freeman Rd.#49, Central Point
Sold for $180,000. This Meadows home was a  little over 2100 sq ft. so lots of space here. Home was 3 beds, 2 bath on an 8276 sq ft. lot. Spacious kitchen, island work area, skylight and lots of cabinets.  Big 2 car garage also. The dues cover both trash and sewer. There is a pool, hot tub, exercise room, library, pool table, two clubhouses as well as a walking trail. This was a 1989 home on a foundation. 

Most of the homes in Central Point in the up to $200,000 range seem to be manufactured though on good sized lots. Houses in this price range seem to need a lot of work!

$200,000 to $300,000
Go just a little higher in the $200,000 to $300,000 range and there were 75 sales. You get much more for you money going a little higher. Most homes in the lower range of this category are smaller, 1100 - 1200 sq ft. houses.Example below.

432 Maple St., Central Point 
$210,000 which was a full price sale. Home was on a 5227 sq ft. lot. It was 1104 sq ft. and3 bedroom, 2 baths. Over sized single car garage. 

Go above the $250,000 mark and houses get bigger - more like1400 to 1600 sqft. An example of this would be our team listing at Twin Rocks Dr.

$263,000 sales price which was $3,000 over the list price. House was 1451 sq ft, 3 bedroom, 2 bath on a 5227 sq ft.lot. There was a small association fee of $70 a month. 

$300,000 to $400,000
In the next price range $300,000 to $400,000 there were 71 homes sold. Some of these were a little bigger but most were in more popular areas and newer. Also here we have some on acreage. In the $350,000 range more of them are close to or above the 1900 sq ft. range.

$400,000 which was a full price sale.Home was 1883 sq ft., 3 bedrooms, 3 baths near a park. Built in 2005 home had very nice quality touches.

$400,000 to $500,000
As you go up in price there are fewer sales. Inthe $400,000 to $500,000 there were 22 sales. Most homes wer close to 1800 sq ft.and up. 

562 Quail Ct, Central Point
$500,000 sale - with a  list price of $525,000.  This home was a very spacious 3160 sq ft. The lot size was 11,326 and was located in the Phesant Creek Estates subdivision. Also had solar power so low power bills! You can have quite a party here with room for up to 10 cars!

$500,000 to $600,000
In the $500,000 to $600,000 range there were 13 sales. Many were in the 2800 to over 3,000 sq ft range.

943 Sandoz St, Central Point
$585,000 with a list price of $600,000.This home was over 3700 sq ft. and a 4 bedroom, 3 bath home. Needless to say it had every custom feature imaginable.
$600,000 to $700,000
In this range there were 8 sales so the volume continues to drop. On top of a spacious custom home you may also get a nice acrege parcel.

6725 Steamboat Dr, Central Point
$685,000 with a list price of $700,000. A 3847 sq ft. 5 bedroom, 4 bath home on a little over 30 acres. As if that isn't enough you also have a 3 car attached garage, an additional 2 car detached garage and a 1400 sq ft. shop!And to top it off there is an in ground pool.

Above $700,000 range
At this level there 4 sales. The smallest of these homes is 3600 sq ft. on 2.56 acres and the largest was 5856 sq ft. on 4.77 acres.

6149 Tamarack Lane, Central Point
$1,000,000 with a list price of $1,199,000  Home was 4756 sq ft., 3 bedroom,5 baths on almost 20 acres. Remodeled in 2016 This had all the usual custom touches plus - outdoor kitchen and pool, plus hot tub. Large 900 sq ft.garage,detached shop with guest quarters above. And this was a cash sale!
