Housing Market UPdate week of June 15 2023

Alice Lema: [00:00:00] Well, hey everybody. Alice Lema here broker John Scott with the weekly Market statistics update for beautiful Southern Oregon. Just a reminder, these are statistics for single family residential only all the different types of real estate has different types of statistics.

This is just single family homes, residential let's start with Josephine County this week. Josephine County prices year over year are down 7% to an average $421,377. The number of sold year over year are down 27%. The number of listings year over year are down 11%, and that's all for Josephine County. We had zero foreclosures closed this week in Josephine County. Zero short sales and zero million dollar sales closed this week in Josephine County.

Jackson County prices year over year [00:01:00] are down 5% to an average $498,803. The number of solds year over year in Jackson County are down 51%, but we look for that to change in the next couple of weeks. The number of listings in Jackson County are down 12% year over year. We had one foreclosure closed this week in Jackson County. It was a double wide on nine acres in White City, and it closed for $318,000. We had zero short sales closed in Jackson County this week, but we did have a million dollar sale closed this week in Jackson County for 1.1 million in Gold Hill. It was Rogue riverfront property, five acres on the beautiful rogue river. And the house was 4,500 square feet. I actually showed that house a couple of times. It was beautiful. Congratulations to them on their [00:02:00] sale.

Klamath Falls prices year over year are up 5% to an average 358,437. That's a second week in a row we had a price, up year over year in Klamath Falls. Congratulations to them. The number of solds in Klamath Falls year over year are down 40%. The number of listings in Klamath Falls are down 6%. We had zero foreclosures, short sales, and zero million dollar sales in Klamath County this week.

So folks, you can see in my opinion, the market in southern Oregon is bottoming out. You also might wanna check out my podcast this week, are prices going up or down because we've got some national statistics backing up my prediction that we are either hitting the bottom right now or we are about to.
