[00:00:00] Well, good afternoon, everybody Alice Lema here, broker John L. Scott, with another edition of our weekly market statistics for Southern Oregon, all three counties, Jackson county, Josephine county, and Klamath county. And this is for aweek ending in January 23rd, 2022. That's a lot of twenties.
[00:00:19] S with Klamath county last week, Klamath county at 34 new listings, 33 closed sales, 42 pending sales. All of those are down a little bit from last week. And back on market Klamath county last week was 10. That is a little bit up. The canceled and withdrawn last week in Klamath14 properties. That is also a little bit up. And the average days on market, 57 days on market, almost two months in Klamath county. Last week, average sales price last week in Klamath county is up a little bit, $219,110 and the average price to sold price ratio, 91.66. That is down just a little bit.
[00:01:03] Josephine county is next at 37 new listings last week. 26 closed sales, at 35 pending sales and 14 back on market, which is up a little bit from last week. And we had five canceled or withdrawn, which is down just a smidge from last week in Josephine county. The average days on market are 69 days in Josephine county. That's a little over two months. And they average sales price in Josephine county last week was $455,726. And you got to remember that some of those get averaged in huge ranches, huge waterfront luxury properties, that sort of thing. These are, these are just averages. So Josephine county sold price ratio to list price ratio last week was 91.65%, which is down just a little bit.
[00:01:56] Jackson county at 90 new listings last week, which is up yea. That's up 16%. We're so happy. Thank you, sellers. Jackson county last week had 48 closed sales, which is down slightly. 103 pending sales in Jackson county last week which is up. And then the back on market, 24 in Jackson county last week and canceled and withdrawn seven. The average days on market in Jackson county last week, just 36. That's only about a month. And the average sales price last week in Jackson county $386,055. And then the average sold price to list price ratio last week in Jackson county, 94.19%, which is down just a little bit.
