5 19 21 Market Update Video
Well, good morning. Real Estate fans, AliceLema here, broker John L. Scott here in Southern Oregon with our weekly, stats report. And this will be for May 12th to May 19th, 2021. This week, we're going to start with Klamath county. Klamath county new listings had 87, pending sales and Klamath county were 66. Closed sales in Klamath county were 58. Canceled and withdrawn listings in Klamath were 10. Back on market in Klamath county were 18. The average days on market now in Klamath county is 60. That's two months. And that is still not a buyer's market, but it's definitely evening out, which is what we keep saying. We're in a transition here.
[00:00:47]Klamath county average sales price was $177,500. And in Klamath county, the average sold price to list price this week was 94.26%. So still, still pretty good in Klamath county, but it is flattening out or at least trying to.
[00:01:06] Josephine county, new listings this week were 53. Josephine county pending sales were 50. Josephine county closed sales, 36 canceled and withdrawn properties and Josephine county this week, were eight. Back on market Josephine county this week, 15. Average days on market Josephine county is now 43. So that's about six weeks. Again, not a buyer's market by any means, but evening out taking a little breath. Again, transition. Josephine county's average sales price.
[00:01:43] This week was $382,000. And the average sold price to list price ratio in Josephine county this week was 96.13. Again, not a buyer's market, just starting to level off.
[00:01:59] Jackson county this week, new listings was 157. Jackson county pending sales, 159. The closed sales in Jackson counties, 113, the canceled in Jackson county is 24. The back on market in Jackson county is 47. The average days on market Jackson county is now 24. That's just a smidge over three weeks. That's still Uber fast. But it's not 24 minutes. It's 24 days. So we're getting a little bit there. Jackson county average sales price this week was $393,400. And the average sold ratio to list price ratio in Jackson county was 99.6. So that's still a pretty tight market.
