Southern Oregon Housing Market Update 6_2_21

Well, good morning folks. Alice Lema here, broker John L. Scott here with our weekly market statistics for Southern Oregon ending in the week, June 2nd, 2021. So this week in Jackson county, we had 158 new listings. In Josephine county we had 57 new listings. And in Klamath county we had 61 new listings.

[00:00:22] Our pending sales in Jackson county were 148. In Josephine county were 64. In Klamath county were 60. So we're definitely getting more listings. Thank you everybody. And the market is still absorbing them at a good clip. But at least we're starting to get a little bit of relaxation there.

[00:00:41] Our closed sales for Jackson county this week were 119. Our closed sales for Josephine county were 38. Our closed sales for Klamath county were 46. So I just want to, again, point out in Klamath county, we had 61 new listings, 60 pending 46 closed. Josephine county, 57, new listings, 64 pending sales, 38 closed. Jackson county 158 new listings, 148 pendings, 119 closed.

[00:01:13] So it's still tight, but at least we're starting to get a little bit of breath there. So we're super excited. So just to finish up our statistics and Jackson county, we had our canceled or withdrawn listings. We had 12 in Josephine county canceled and withdrawn. We had 10 and in Klamath county our canceled and withdrawn listings were 14.

[00:01:36] Our back on market, this is one of my favorite things to watch. It's a real trend teller. So in Jackson county our back on market this week was 31 listings. In Josephine county our back on market was 13 listings. And in Klamath county or back on market listings was 11.

[00:01:55] Our average days on market in Jackson county this week was 36. Our Josephine county average days on market was 87. That's almost three months. And in Klamath county, our average days on market this week was 90. That is officially three months. And remember it's four to six months days on market, 120, 180 days. That's a normal neutral market. So we're just starting to, to edge out, especially in Klamath county and Josephine county.

[00:02:28] So for our average sales price this week, Jackson county was $463,000. Yes, I know, big gulp. Josephine county average sales price was $349,000 and some change. In Klamath county our average sales price was $206,000 and some change.

[00:02:48] Now our average list to sale ratio percentage in Jackson county was 97.7%. So that's gone down a little bit. Josephine county average list price to sold price ratio was 98%. And in Klamath county, our average list price to sold price ratio was 97 and a half about. So those are our statistics for this week. That was May 26th through June 2nd. So we're in our first week of June here in Southern Oregon. Have a beautiful week.
