Market Update July 14, 2021
Well, good afternoon folks. Alice Lema here, broker John L. Scott, lovely Southern Oregon with our weekly update on our market statistics. So this week, yay. We finally have a bunch more listings and guess what?. A whole bunch of them were in the under $350,000 price range. They're selling fast, but that's okay.
[00:00:24] We have more and more coming. The tsunami of listings is finally coming. They're even talking about it on the mainstream, like financial news. So it's finally here. So phew for us. And if you're selling, you know, try not to worry, there's still a pretty good, price foundation. We're going to see some prices drop a little bit, but we're not going to have a crash so you can still, you know, do a pretty, do pretty well if you sell your house. But anyway, back to the statistics. So this is for the week ending July 14th, 2021.
[00:00:55] And this week we're going to start with Klamath county. So this week the new listings in Klamath county were 72. The pending sales were 70, the closed sales in Klamath county were 50. The canceled and withdrawn listings in Klamath county were 16. The back on market was 24. So that's almost a third of the new listings. That's just a ratio we watch in Klamath county. The average days on market is 46. So a little less than last week. And the average sales price in Klamath county is now $240,000 and some change. And the percentage of sold price to list pricein Klamath county this week was about 97 and a half percent.
[00:01:36]Josephine county this week had 59 new listings. In Josephine county we had 61 pending sales, 38 closed sales in Josephine county. We had 16 cancel and withdrawn listings in Josephine county this week. Our back on market was 19 in Josephine county. Our average days on market was 72 and the average sales price in Josephine county this week was $404,000. Oh my gosh. Josephine county ratio to sold price to list price this week was 97.8%.
[00:02:14] And now for Jackson county, we had a 162 new listings in Jackson county this week. Pending sales in Jackson county were 146. Our closed sales in Jackson county were 126. Our canceled and withdrawn listings in Jackson county this week were 23. And our back on market in Jackson county this week was 21. Our average days on market is 22. Our Jackson county average sales price was $398,000. Our average sold price to list price ratio. 99.1.
[00:02:50] So those are statistics for this week. What to say? Congratulations to our folks who listed on Warren way this week, they had multiple offers in three days. We're super excited for them. Those kids are getting, getting a nice, getting a nice present this weekend.
