July 7th, 2021 Southern Oregon Housing Market Update

Good afternoon. It's Alice Lema broker John L. Scott here in Southern Oregon with our weekly report on our Southern Oregon housing statistics. This week in Jackson county, we had 154 new listings. Our pending sales in Jackson county we're 118. Our closed sales were 122. Our canceled and withdrawn listings were 29.

[00:00:24] Our back on market was 36. Our average days on market is 25. So almost a month. Our average sell price is $429,000 and some change. And our average sold percentage to list percentage the ratio of sole price to list price is 99 and a half percent. So that's our Jackson county stat.

[00:00:48] Our Josephine county, new listings were 65 this week. Our pending sales in Josephine county were 45. Our closed sales were 34. Our canceled and withdrawn were five. Our back on market in Josephine county 14. Our average days on market in Josephine county was 66. So a little over two months now, and our average sales price in Josephine county $352,000 almost 353,000. And our average sold price to list price ratio was 96.99%.

[00:01:23] Klamath county our new listings were 72. Our pending sales were 63 in Klamath county. Our closed sales in Klamath county were 48. Our canceled and withdrawn  are back on market in Klamath with 25. Our average days on market in Klamath this week were 69. So a little over two months and our average sales price in Klamath county, $227,000 worked its way up to $228,000. Our list, a ratio to sold a ratio average is 99.5% in Klamath county.
