[00:00:00] Well, good morning, Southern Oregon, Alice Lema here, broker John L. Scott with another update for our local housing statistics. Our market statistics ending in the week, August 11th, 2021. This week in Jackson county, we had 146 new listings. We had in Jackson county, 116 closed sale. Our pending sales in Jackson county were 140. Our back on market were 30. That's quite a big chunk and our canceled withdrawn were 20 in Jackson county. That's also a big chunk. Our average days on market is 25. That's a little over three weeks, still pretty quick. And the average sales price in Jackson county is now $473,700. Our average ratio to list price ratio, that would be the sold to the, the list price is 99.6% That's almost full price.

[00:00:58] Josephine county this week new listings were 66. Our closed sales in Josephine county were 36. Our pending sales were 57 in Josephine county. Back on market in Josephine county were 17. Our canceled and withdrawal were six in Josephine county. Average days on market also 25. Average sales price in Josephine county $488,500. Average sold ratio to list price ratio 98.9. What an incredible week for Josephine.

[00:01:33] Klamath county new listings are 75. This week our closed sales in Klamath county are 50. Pending sales in Klamath county are 58. We have 19 back on market in Klamath county this week, five canceled and withdrawn. 26 average days on market in Klamath county. So all three counties running about the same, very unusual. Klamath county, average sales price, $245,500. And our average sold price to list price ratio in Klamath county 96.8. What an incredible surge this week in all three counties.

[00:02:09] Now this is what a transition market looks like. Some weeks are high. Some weeks are low, it's ever changing, trying to settle. This is also the beginning of our new mandate again for mask and some businesses are actually going back to full shut down protocol. So, just waiting to see the effect that has on the housing.
