[00:00:00] Well, good morning, Southern Oregon. Welcome back to the housing market statistics, Southern Oregon. I'm Alice Lema, broker John L. Scott. This week closing August 25th, 2021. Let's start with Klamath county. We had 71 new listings in Klamath county this week, 36 closed sales. Pending sales in Klamath county were 49, back on market were 12 in Klamath county. The cancelled and withdrawn in Klamath County were five. The average days on market in Klamath county were 87. So that is almost three months. Klamath county average sales price was 182,000 and some change. And the average sold to list price ratio, that's the percentage of what someone gets for their house listed, versus what they actually got was 96% and about a third percent for Klamath county.
[00:00:50] Josephine county this week had 58 new listings. Closed sales in Josephine county were 37. Pending sales in Josephine county were 45. Back on market homes in Josephine county were 18. Josephine county cancelled and withdrawn were nine. Average days on market in Josephine county this week was 24. And the average sales price in Josephine county was $412,000. The average sold to list price ratio in Josephine county was 95 and a half.
[00:01:20] Jackson county had 144 new listings. Closed sales in Jackson county were 104. Pending sales in Jackson county 129. Back on market in Jackson county this week 34. Canceled and withdrawn in Jackson county 35. And the average days on market in Jackson county this week was 23. The average sales price in Jackson county $517,500. And the average list price to sold price ratio was 97.7.
[00:01:54] So you can see things are changing. We do have this new kind of soft shutdown happening. We're going to see how that affects our prices, our days on market, and our rural properties. Cause these shutdowns frequently make people quote, unquote, head for the Hills.
