[00:00:00] Well, good afternoon, everybody else. Alice Lema here. Broker John L. Scott, beautiful Southern Oregon with another edition of our market statistics for Southern Oregon. This is our first one for 2022. This is for the week ending January 2nd, 2022. And as always, we have all three counties. Jackson Josephine and Klamath.
[00:00:20] So it's one stop shopping, get all your information in one place. And it's also very interesting to compare the three, how they're all evidenced flowing in relation to each other. And also there will be as always a nice graphic from Melissa so that you can follow along.
[00:00:33] So let's start with Klamath county. This week, we had 15 new listings, 33 closed sales, 27 pending sales, five back on market and seven canceled or withdrawn. The average days on market last week for Klamath county were 52. That's almost two months. And the average sales price in Klamath county last week was $241,725. The average sold price to list price ratio last week in Klamath county 92.15%.
[00:01:04] Josephine county had 10 new listings last week, 35 closed sales, 16 pending sales in Josephine county last week. Eight back on market and seven canceled or withdrawn. The average days on market inJosephine county was 35, just a little over a month. And the average sales price in Josephine county last week, $372,608. I just want to make a note that is a 30% drop from the week before. Josephine county average sold price to list price ratio was 96.15%.
[00:01:39] Jackson county last week had 45 new listings, 70 closed sales, 60 pending sales, 17 back on market and 12 canceled or withdrawn listings in Jackson county. Last week, the average days on market in Jackson county last week was 50. That is almost two months. And the average sales price in Jackson county last week was $466,330. Sorry. I'm noticing that that was a bump up quite a bit from the week before. So we'll keep watching because we're expecting prices to level off in all three counties in the next few months. Going back to Jackson county, the average sold price to list price ratio was 97.31%.
[00:02:26] Here we are kicking off 2022. We're expecting a lot of the volatility to resolve itself is what we're expecting. We'll see. Well, see, in the meantime I'm Alice Lema, broker John L.
