Southern Oregon Market Update Nov 28, 2021

[00:00:00] Well, good morning. Real estate fans, Alice Lema, broker John L. Scott here in beautiful Southern Oregon with our weekly market statistics update for all three counties. Southern Oregon counties are Jackson county, Josephine county and Klamath county. So today we're going to start with Klamath county.

[00:00:18] This week in the November 28th, 2021 in Klamath county we had 16 new listings, closed sales were 27 in Klamath county. Pending sales this week in Klamath county were 29. Back on market in Klamath this week were eight. Canceled and withdrawn were 4. 33 average days on market in Klamath county this week. That is a little over one month. That's pretty quick. So that's changing back and forth.

[00:00:45] That's what transition markets do. Some weeks it's long. Some weeks it's short. Anyway, getting back to Klamath county, the average sales price this week was $195,388. And the average sold price to list price ratio was 91.76%.

[00:01:03] Josephine county is next. We have 25 new listings this week in Josephine county, 23 closed sales, 27 pending sales and two back on market in Josephine county. This week canceled and withdrawn were seven average days on market in Josephine county this week is 21. That's three weeks. That's super quick. And again, we're watching spikes and then dips. Like I said, it's a transition market. Getting back to Josephine county the average sales price this week spiked up to $499,730, and the average sold price to list price ratio in Josephine county this week it was 96.7%.

[00:01:46] Now Jackson county had 55 new listings, 67 closed sales, 74 pending sales and 20 back on market in Jackson county this week. We also had 10 canceled and withdrawn for an average days on market of 31. That's about a month. And again, that's pretty quick. The Jackson county average sales price this week was $463, 491., so almost $463,500. The average sold price to list price ratio in Jackson county this week was 95.71%.
