[00:00:00] Well, good afternoon, everybody. Alice Lema here, broker John L. Scott, beautiful Southern Oregon with our weekly market statistics update for the week ending October 27th, 2021. We're going to start with Jackson county first. Today we had 149 new listings this week in Jackson county, which is down a little bit.
[00:00:20] We had a 96 closed sales. We had 134 pending sales in Jackson county this week, 47 back on market in Jackson county this week, that's up. We had 36 canceled or withdrawn. 27 average days on market in Jackson county this week. And the average sales price is down a little bit in Jackson county this week, we're down to $378,522. Our average list price to sold price ratio, which is something we just kind of look at that relationship to what people are asking versus what they're getting 97.85% in Jackson county this week.
[00:00:59] Josephine county had 57 new listings this week, which is up. We had 30 closed sales in Josephine county. We had 51 pending sales in Josephine county this week, which is up. We had 14 back on market, which is down. 12 canceled or withdrawn this week in Josephine county 61 average days on market in Josephine county. Our average sales price in Josephine county this week, $373,996 and
[00:01:29] our average sold price to list price ratio in Josephine county this week was 93.6%.
[00:01:37] Klamath county this week had 40 new listings, 37 closed sales. That's down a little bit. 61 pending sales, which is up in Klamath county this week, 19 back on market. That's up with 21 canceled and withdrawn in Klamath county this week, 68 average days on market. That's more than two months in Klamath county, 68 days on market average this week and the average sales price in Klamath county this week, $245,284. The average sold price to list price ratio in Klamath county this week was 95.42%. So another example of what a transition market looks like.
[00:02:22] We've got some counties going up, some going down. We've got more properties coming on the market and more back on market. So buyers changing their mind in the middle of the escrow and more canceled and withdrawn.
