[00:00:00] Well, good afternoon, everyone. Alice Lema here, broker John L. Scott in Southern Oregon with our weekly market statistics. This is for October 25th, 2021 to Halloween, October 31st, 2021.
[00:00:17] Let's start with Klamath county today. We had 29 new listings in Klamath county last week. 40 closed sales, 52 pending sales in Klamath county, 18 back on market. Those are people that lost their escrows, eight canceled or withdrawn. Those are people that gave up. 68 average days on market, so that's a little over two months. Average sales price in Klamath county, last week, $252,087.. And the average sold price to list price ratio, that's the difference between what somebody put it on the market for, and what they actually closed at in Klamath county, 94.75%
[00:00:57] Josephine county last week had 41 new listings. Closed sales in Josephine county last week were 35, 39 pending sales, 16 back on market in Josephine county last week, seven canceled and withdrawn. Average days on market in Josephine county last week was 65. That's about two months, very similar to Klamath. Very interesting parallel there. It doesn't happen very often. Josephine county average sales price last week, $343,268. And the average sold price to list price ratio in Josephine county last week was 92.86%.
[00:01:40] Now, our most active county this week Jackson county, we had new listings in Jackson county 112. We had 93 closed sales, 108 pending sales, 40 back on market in Jackson county last week. 32 canceled and withdrawn in Jackson county last week. And our average days on market 24. So that's almost a month. The average sales price last week in Jackson county was $391,732. And the average sold price to list price ratio was 97.08%. Those are the markets statistics for the week ending, October 31st. 2021.
