Southern Oregon Market Update Sept. 15, 2021

[00:00:00] Well, good morning real estate fans. Alice Lema here again, broker John L. Scott here in lovely Southern Oregon weather, weekly market statistics for a local housing market ending in the week, September 15th, 2021. So let's start with Klamath county this week. Klamath county new listings were 71. Closed sales were 51 in Klamath county. Pending sales in Klamath county this week were 54. Klamath county back on market this week was 14. The canceled and withdrawn listings in Klamath county this week were nine. The average days on market are 38 in Klamath county. That's a little over a month. That's still pretty quick. And then the average sales price in Klamath was $255,000 and a half so to speak. So we also have our average list price ratio to sold price, which was 95.65 which is a little bit low, but it's still a little bit low compared to what we had in the past year and a half but definitely still, still strong.

[00:01:02] Josephine county new listings were 47. We had 40 closed sales in Josephine county this week. Our pending sales were 50 in Josephine county. Our back on market were 17 in Josephine county. Our canceled and withdrawn were 15. Our average days on market in Josephine county were 30. So that's a month Josephine county average sales price this week $387,400. So getting up close to 400,000 now in Josephine county this week. The average sold price to list price ratio and Josephine county this week was 99.08. So very, very strong. That means most people got full price this week.

[00:01:45] Jackson county new listings are 153 this week. Our closed sales are 126 in Jackson county this week. Back on market 33. Canceled and withdrawn 31 in Jackson county. Average days on market 27 in Jackson county. So little less than a month.

[00:02:03] The average sales price in Jackson county $552,569. And these are all averages. And the average sold price to list price ratio this week in Jackson county was 97.71. So again, a little tiny softening, but still that's compared to what we've been having for the last year, year and a half, a 97.7 is still really. Okay, so don't get me wrong. Anyway, those are stats for the week.
